lyf to Bring Social Living to Manchester

30th April 2026, 9:54 am

The Ascott Limited (Ascott), the wholly owned lodging business unit of CapitaLand Investment (CLI), in partnership with S Hotels & Resorts PCL, a Thailand-listed company and subsidiary of Singha Estate PCL, is pleased to announce the upcoming launch of lyf Piccadilly Manchester, marking the arrival of its experience- led social living brand in one of the UK’s most vibrant cities. Located on Portland Street overlooking Piccadilly Gardens, the property is currently undergoing a comprehensive transformation and is planned to officially launch by Autumn 2026.

Located in the heart of Manchester, just a 5-minute walk from Manchester Piccadilly Rail Station, the property will feature 280 rooms, ranging from double rooms to triple-sharing suites, thoughtfully designed for guests who value connection and shared experiences. True to the lyf experience, guests will enjoy access to signature communal spaces, including the CONNECT co-working space and BOND social kitchen, creating vibrant social spaces for collaboration, interaction and socialising.

Building on its social spaces, lyf Piccadilly Manchester will also signify a landmark moment for the brand globally as its first property in the portfolio to integrate a dedicated meeting, conference and exhibitions offering. The 13 flexible meeting spaces – anchored by a flagship ballroom capable of hosting up to 800 guests, a restaurant for over 200 guests and a 60-seat bar – represent a natural evolution of the lyf concept, designed to foster collaborative meetings spaces to inspire creativity. Where the brand has always championed connection and shared experiences among travellers, the meeting and conference offering extends that same philosophy to groups and corporate guests, delivering an environment that is energetic, plugged-in and creatively charged. Additional amenities include a fully equipped fitness room BURN, a space for guests to relax at HANGOUT, and parking for up to 80 vehicles.

More than just a prime location, lyf Piccadilly Manchester will elevate authentic stay experiences by infusing local culture, design, and neighbourhood partnerships into every detail, demonstrating lyf’s brand signature of #lyfgoesLOCAL. Guests can look forward to curated activations featuring Manchester own artisans and artists through its in-house programme, creating a vibrant, community-driven atmosphere that celebrates the city’s creative spirit.

As lyf’s experience-first brand continues to grow, the Manchester launch strengthens Ascott’s UK portfolio and brings its community-driven concept to one of the country’s most dynamic city centres. Following the extensive renovation, the property will offer guests direct access to Manchester’s retail districts, cultural landmarks and major transport hubs, alongside sweeping views of the city skyline.

The Manchester launch forms part of lyf’s broader expansion across major gateway cities. Building on its successful regional debut with lyf Schönbrunn Vienna, the brand has since grown its presence with lyf East Frankfurt and lyf Gambetta Paris. The UK marks the next chapter in this momentum, with lyf Chelsea London set to open in Autumn 2026, followed by lyf Piccadilly Manchester. The brand’s UK pipeline continues to grow, with a property in Glasgow in the works as Ascott deepens its commitment to the market.

Billy Hughes, Area General Manager, UK & Ireland, Ascott, said: “lyf Piccadilly Manchester is a significant milestone for Ascott. In addition to being Ascott’s first property in Manchester, it marks the first lyf property globally to bring a dedicated meeting, conference and exhibition offering to life, with spaces designed to embody the collaboration at the heart of the lyf experience. A brand built around social living and community belongs in Manchester. The city’s spirit of creativity makes it a natural home for the lyf brand, and we look forward to building a space where travellers and event guests alike can connect and experience the city together.”

Andrew Krawec, General Manager of lyf Piccadilly Manchester, commented: “Opening lyf Piccadilly Manchester is an exciting opportunity to bring the brand’s experience-first social living philosophy to a city that truly lives it. From our lyf spaces to our events facilities, everything is designed for guests to connect, collaborate and feel part of Manchester’s community-centric energy. We can’t wait to open our doors this autumn.”
