Work Underway on Next Phase of Pall Mall Redevelopment as Bruntwood SciTech Commences £1.4m Refurbishment of Pinnacle and Announces Full Roster of Customers

Bruntwood SciTech, the UK’s largest property provider dedicated to the growth of the tech, innovation and science sectors, has unveiled and commenced the second phase of works at its landmark Pall Mall development in Manchester city centre with the refurbishment of Pinnacle — marking the next step in the creation of a new 120,000 sq ft sustainably and amenity-led innovation hub on one of Manchester’s well known streets, the iconic King Street.

Acquired in October 2024 by Bruntwood SciTech – a joint venture between Bruntwood, L&G, and Greater Manchester Pension Fund – Pinnacle will undergo a £1.4 million transformation helping it to seamlessly blend with the wider Pall Mall redevelopment. Spanning 28,500 sq ft across 10 floors, the refurbishment will see a number of the building’s workspaces transformed to suit the needs of innovation-led businesses, alongside the enhancement of the lift lobbies, new showers and a vanity suite. The redesigned workspaces are being delivered by Bruntwood SciTech’s specialist interior design team

The reception will also be updated and opened up to bridge to the wider Pall Mall scheme. Once complete, customers will benefit from direct access into Pall Mall via a newly extended ground floor connection point on the old King Street entrance—providing unified access across both buildings and shared access to all of Pall Mall’s new facilities and amenities, which include extensive break-out areas, a free state-of-the-art gym and changing facilities, independent cafe, contemplation room, lounge, secure EV charging points and a large cycle hub to encourage active travel. Topping off the unrivalled experience, those locating to Pall Mall and Pinnacle will be able to benefit from an impressive roof terrace offering panoramic views across Manchester’s skyline.

The works are designed to complement the transformation already underway at Pall Mall, which is set to complete in Autumn 2025 and will offer over 90,000 sq ft of premium workspace. Together, the two interconnected buildings will deliver 120,000 sq ft of workspace, offering startups, scaleups and large businesses a place to connect, collaborate and grow as part of Bruntwood SciTech’s city-wide innovation ecosystem.

100% occupancy underscores ecosystem appeal

Plans for the future of Pinnacle have already drawn significant interest, with four of Bruntwood SciTech’s existing customers expanding and relocating to Pinnacle, totalling over 10,000 sq ft.

These include MyHomeMove, a forward-thinking conveyancing firm expanding to 2,600 sq ft from a small serviced space at Centurion House; Travelers Insurance, a specialist business insurance firm doubling their office space to more than 5,200 sq ft; and Napthens Solicitors, also taking over 2,600 sq ft, which is expanding within the Bruntwood SciTech portfolio from The Plaza in Liverpool to open its first city centre office in Manchester. Liberty Speciality Markets is the final business to move to Pinnacle, taking 1,900 sq ft. The business has been a long-standing customer at nearby Bloc, having grown from a small serviced space.
